You can count on our team to be with you every step of the way in building your dream home. We go through a detailed process to make sure you feel comfortable with your plan before we begin construction. 

Meet your builder

We begin by setting up an initial meeting with the builder. At this stage in the process, we want to hear what you are looking for in your dream home and in the builder who will bring those dreams to life. We want to make sure that we are the right builder for your project. We will also find out what information still needs to be gathered. Some of the questions we normally ask include: Do you already own property that you want to build on? Are you currently working with an architect or designer on a floor plan? What is your budget? When do you want to begin building? As a purely custom home builder, we do not have a standard price per square foot. Each home is completely unique and is priced according to your selections and floor plan. If you need assistance getting any of these questions answered, our experienced team is more than happy to guide you through the process of gathering the necessary information. 

Land Evaluation

After we have met with you and understand what you are expecting in your new home, the builder does a land evaluation of the home site to determine the condition. We can also help you determine the best location on your property to place your new home. 

Design

From there we set up a professional design agreement to develop your house plans. We work with you and an architect to finalize the design and make sure it fits your specifications. We will also offer suggestions that will make your home energy efficient and customized to support to your family's lifestyle. We know that it can be a daunting task to find the right architect, so we can happily refer you to one of our trusted experts. 

Summary of estimated building cost

After gathering all of the information we need, we present you with a bid which will give you a summary of the estimated building cost. Upon reviewing and approving our bid, the fun part begins. We will provide a schedule for your project's estimated timeline and begin construction. 

Construction

During construction, your builder is at your project daily to ensure that quality and time expectations are being met. You will meet with our team several times throughout the process to go over the progress and finalize selections. You will have the opportunity to meet with several of our trades to customize your home, just the way you want it. You will meet with our trim carpenter to custom design your kitchen, built-ins, additional cabinetry and closets. You will also have the opportunity to meet with our electrician to select lighting locations in your home as well as additional features you want to include. Lastly, you will meet with our painter to go over colors and finishes throughout your home. When your house is completed, you will do a final inspection and walk-through with your builder to make sure everything meets the quality of craftsmanship expected. 

This can be a very memorable experience and our team works diligently to communicate effectively and keep you informed. You are encouraged to ask questions at any time and walk through the project with your builder. 

Warranty

You can rest assured that your home will be taken care of even after the building process is complete. Willmark warranties each home we build which includes a 10-year structural warranty in the contract.

We work within a 45-minute radius of our office in Bellville, Texas. Our coverage includes Brenham, Sealy, Waller, Chappell Hill and the surrounding towns. We love supporting local trades but also source Houston based craftsman to ensure that our customers are getting the best quality at a competitive price.

We support our community through our scholarship program. The Willmark Homes Opportunity Scholarship is available to local seniors who plan on continuing their education through college or a trade school. Five seniors are chosen each spring to receive scholarships based on merit and need.

How long have you been building homes? 

We have over 60 years of combined experience building homes. John Marek has been in the building industry for over 30 years and Brandt for over 20. In addition, our builders have been trained extensively and prove that attention to detail make all the difference when building custom homes. 

What sets you apart from other builders? 

Customer satisfaction, knowledge and transparency - Our referral list is one of the key factors why people choose to work with us. We encourage you to call anyone on our expansive referral list and ask them the hard questions. Ask them if we were able to keep them in budget, how our scheduling worked, how we deal with extras, how we communicate, how clean were our job sites, etc.

You would be hard pressed to find a builder that is more knowledgeable about building custom homes in our area than our team. We have been in this business for a long time and have built hundreds of homes. Our experience is directly reflected in the accuracy and thoroughness of our bids and the construction process. We make sure to do things the right way the first time so that you are not hit with any surprises.

Transparency is the number one reason our customers trust us with their homes. We have heard way too many horror stories about people not getting what they pay for, their homes having poor quality, getting gouged by extras and builders leaving important elements out of bids. We provide transparency by showing you a detailed budget sheet. We are also transparent in communication. You will have every one of our team members phone numbers should you need it.

How long does it take to build a home? 

Pre-construction – Includes preliminary and final home plans, site planning, building specifications, pricing and options. This typically takes between 30 to 90 calendar days to complete. If homeowners have their own plans, we typically still need to generate site planning, building specifications, pricing and options. This will take 3+/- weeks to complete.

After the contract and before construction begins, you will begin selecting your interior and exterior finishes while the necessary paperwork and permits are being completed.

Construction – From the start of foundation to your move-in, a home typically takes six to eight months depending on the size, complexity of the project and weather. Changes made during construction can also push out the completion date as well. 

Where do you build? 

We build within an approximately 45-minute radius of our office. This area includes Bellville, Sealy, New Ulm, Cat Spring, Chappell Hill, Waller, Brenham, Industry, Round Top and the surrounding areas. We will build on the lot or land of your choosing. We can take care of site prep (well, roads, septic, etc.) if you need us to. 

Who designs the homes you build? 

We work with several designers and architects that can help to draw the right plans for your needs and budget. We also have several plans in house you can choose from.

 How do I know I am getting a great value?

The combination of quality, expertise, service, communication and transparency are what sets us apart from the crowd. In addition to that, we use several vendors and trades to make sure we are getting the right combination of quality and excellent prices.

What is your price per square foot? 

This is probably the question we are asked the most. Dividing the cost of a home by the square footage will give you the price per square foot. This term is used by people in the real estate market to compare one home to another. It sounds like a good concept, but every home we build has thousands of components and should not be compared in this way. We would have to evaluate the homes features, design and products to do an equal comparison. We are a custom home builder so each home has unique features that makes it impossible for us to have a standard square footage price. We build homes that range from $200,000 to $2,000,000 and up. Schedule a meeting with our team to discuss your needs and we can show you the process we follow to develop your budget.

How are cost overruns and change orders handled?

The price on your contract is the exact price you are going to pay unless you decide to make any changes or there is an engineering requirement. However, it is very common to make changes while building a custom home. We are unique in that we do not try to gouge you on extras.

How do you ensure my home is safe and healthy?

Our job supervisors are on your project multiple times a week. They are checking every aspect of your project to make sure that it is installed correctly and up-to code. We enforce clean jobsites. A clean site, is a safe site.  

Do you have general liability insurance and Worker’s Compensation?

Yes, we carry both. We can provide copies should you require them. In addition, we require our trades to carry general liability insurance as well and we have contractor agreements with each of them.

How do you communicate with your clients during the construction process from start to finish?

You will have each Willmark team member’s cell phone number and email address to get in touch with us. We believe that communication is the most important part in working with you to bring your home to life so we make ourselves available to you as much as possible. You will meet with your project manager several times on site throughout the project to discuss progress and changes. We are always a phone call or email away. We will also reach out to you throughout construction to discuss your project. This is a collaborative effort so we encourage open communication.

How do you qualify the trade contractors and suppliers for my home?

We work with 1-2 vendors in every category from paint, flooring, sheetrock, etc., to ensure that we are able to keep our pricing in check and can maintain efficient scheduling practices. We make sure that each subcontractor we work with is insured and has an excellent reputation. The majority of our trades have worked with us for years. We build relationships with our subcontractors as we do with our clients. They are craftsman who take pride in their work and care about delivering quality as we do.

What are my options for customizing my new home?

As a custom builder, your options are endless. We can customize your home in any way that you like. Each home we build is completely different so we have experience with various materials, design styles and layouts. We work with you to nail down your selections based on your budget and needs.

We will also make suggestions at times to make your home more livable. Our experience has given us an array of knowledge that most clients do not think about until they are living in the house.

Will I have a schedule of when selections will be needed?

Yes, your project manager will notify of when he will need your selections throughout the process. You will also meet with several of our subcontractors to plan out various aspects of your home including cabinetry, paint colors, and granite selections.

Do you have a written comprehensive warranty?

Yes, we offer an optional 10-year structural warranty. In addition, each home we build is warrantied with a one-year builder warranty. One of the key points that makes clients choose us is our commitment to you after construction is complete.

What is your process for final walk-throughs and addressing any matters that need attention?

You will walk-through the project near the very end of construction with your project manager and address any issues that need attention before move-in.
